Forbes Park, home to the country’s old-moneyed families and
foreign dignitaries, is a distinction to the rich and famous icons of the world.
During 50s, Forbes Park was a no-man’s land infested by Hukbalahap (the New
People’s Army of that time). One hectare was merely cost Php5,000 because it was
inaccessible and largely undeveloped. When the centre of commerce relocated from
Manila to Makati during the 60s, property values appreciated.
Covering 168 hectares in total, unitary and indivisible -
North Forbes Park was the second among the two to be built. Mansions of about
1,800 square meters of average lot size cost merely Php45,000-50,000 per square
meter. The least expensive are in Cambridge Circle due to the location of
perimeter roads.
This Makati residence separates CBD of Makati City and Fort
Bonifacio, Global City.
Its perimeters run
along EDSA, Kalayaan Ave. with a residential area called Pinagkaisahan, Manila
Golf Club (private), and McKinley Road.
Nonetheless, living in this luxurious piece of land has a
cache of wealth and privilege attached to it. In a gated community like this,
security of 24 hours is always tight. There are security surveillance cameras at
village gates, roving security guards in their motor bikes, and holographic
village stickers upon entrance of resident vehicles. Every now and then
workshops given to domestic staff is a must on security and safety measures, if
not better, than those in military camps. In addition, besides high safety
measures; the place is spectacular with a breezy atmosphere, wide roads, lined
by beautiful and large tree cascading.
Fortunately, this subdivision among the two Forbes Park has a
recreational area within the administrative office, a post office, a medical and
dental clinic for domestic staff and security, biking area, jogging trail, a
mini fire department, playground and a covered basketball court.
To keep its high standards abide, Forbes Park residents must
follow very strict restrictions. Fences and gates have maximum height
requirements. To make room for landscaping, a house must never occupy the entire
lot. Only 30% building footprint is allowed. Designs of homes are screened by
the association and tagged with a minimum cost to ensure quality structure. Once
amenable to such restrictions, other important factors to consider are size and
location of property. |
